案例名稱：天津公館售樓中心設計

　　Design of the sales center of Tianjin Residence

　　河西區解放南路與紹興道交口,天津公館位于天津CBD核心地段

　　At the junction of Jiefangnan Road and Shaoxing Road in Hexi District, Tianjin Residence is located at the center of the CBD.

　　外觀

　　Appearance

　　天津公館建筑立面以ART DECO藝術風格為創作導向，所以在售樓處的設計強調歷史背景和多元化的風格，在平面的布局上我的設計以說故事性來詮釋，從售樓處以低調不張揚的外觀和周圍的環境融合一起，建材上使用海貝石和炭烤木、瀝青瓦、青石板、鍛鐵和3米3高的大木門營造出天津小洋樓的尊貴。

　　The appearance of Tianjin Residence is designed in the style of ART DECO, so the design of the sales center emphasizes historical background and diversity. In relation to the plane layout, my design is demonstrated in the form of telling stories. The plain appearance of the sales center matches well with the surrounding environment. As for construction materials, the dignity of Tianjin western buildings is exhibited by the use of shells, carbon wood, asphalt shingles, cast iron and a 3.3-meter-high wooden gate all together.

　　在進大門后的玄關廳我設計了“落葉歸根”，想講述成功人士來到此處猶如找到家的感覺，工藝上用水泥磨平拉企口線再用法國胡桐葉做機理面澆環氧漆，不緊在造價上不高而能有返樸歸真的效果，在進門處放置改良式的鋼管明式等候椅，背景墻用海貝石做等候區的主墻面，讓整體有宜古宜今的感覺！

　　As the vestibule, I design “Falling leaves returning to their roots” to demonstrate that the successful people find the feelings of home here. In relation to handicraft, I rub down the lines of the plane matchboards with cerement and make texture in the forms of French poon leaf and then spray epoxy painting. It is not expensive but creates a simple and natural effect. Improved steel-pipe waiting chairs are put here and shells are used on the background wall of the waiting area to create an ancient and modern effect.

　　大廳設計在考慮造價和效果的因素，在建材上用水泥板做隔斷與周邊的建筑框架結合一起，在設計主題上把中國的五行金、木、水、火、土融入其中，大廳的主墻以元寶為造型，左右結構柱用弧形隔斷內鑲琉璃燈表面作銀色龍鱗片，壁龕以鳳凰造型裝飾物，所表達的意境是“龍鳳呈祥”也是在現代的建筑里加上中國古老的精神文化。

　　In consideration of cost and effect, cerement board is used as partition and combined with other architecture framework. The Chinese five elements, metal, wood, water, fire and earth, are integrated into the design theme. The main wall of the lobby is in the molding of shoe-shaped ingot, and the columns on both sides are crescent-shaped partitions inlaid with colored glaze lamps. The surface has a pattern of silver dragon squama and the recess is decorated in the molding of phoenix, which are elements of Chinese ancient culture that implies auspiciousness.

　　Reception Area

　　接待區的設計不以傳統式的柜臺或所謂的銷控臺，而是以人為本的近距的服務方式設計，在家具和軟裝的布置以中西多元文化考慮。

　　The reception area is not designed with traditional counter or so-called control desk but in the form that exhibits the man-oriented close service. Furniture and upholsters are designed with Chinese and western cultural elements.

　　大廳右側以鋼骨結構架空成紅酒區和多媒體播放室，在過渡空間用了大量的開放式吊燈把原始梁頂裸露出來，在所有電線以復古的電瓷瓶有序的安裝形成幾何圖形。

　　On the right side of the lobby, a red wine area and multimedia player room are built with steel framework. In the transmission space, the primary ceiling is exposed with a great number of open chandeliers and all electric lines are orderly installed with traditional porcelain insulators in the geometric form.

　　Cloister of Time and Space

　　太多開發商在售樓中心一定會放模型和沙盤而且是直觀的，為了讓每個高端人士有典藏的感受，在過渡廳我設計了“時空回廊”每個購房者先感受天津公館給予他們的尊重，在兩側有建筑結構柱為了減弱視覺的壓迫，我設計了鍛鐵燈柱結合海報展示這地塊的歷史背景。右測讓自然光能灑進屋里作了可調試百葉窗。

　　Most developers like to put models and sand plate in the sales center in an intuitive way. To give high-end people a feeling of classic, in the transmission hall I design the “Cloister of Time and Space” to communicate the respect of Tianjin Residence to the buyers. There are structural columns on the both sides. In order to reduce visual oppressing sensation, I design cast steel lamp columns with posts to show the historical background of this place. On the right side, adjustable blinds are used to let in natural light.

　　眾星拱月的模型區

　　The model area with a myriad of stars surrounding the moon.

　　在模型區為了讓購屋者眼睛為之一亮，我淡化周圍的裝修，利用簡單的色系和銷售員的介紹過程中，把建筑物由白天到夜晚的燈光變化一一展示給參觀者，并在模型周圍我設計了簡易原木凳，讓參觀者看累了可休息之外，他們的座位下是新風出口，在長時間封閉空間里不覺得不舒服，相反地更讓他們專注欣賞大樓。

　　In the model area, to give the buyers a surprise, I use simple colors and decorations to show the change of light from day to night when salesmen are introducing to visitors. Around the model I also designed simple wooden bench for visitors. Under their seats are air exist, so that they won’t feel uncomfortable in the close space, in contrary, they can appreciate the building more attentively.

　　頂級紅酒區

　　Top Red Bar

　　頂級酒紅BAR是我在整個售樓處的另一設計，在售樓的過程中我想給開發商有一處是獨立的又是作為高端人士的聚會場所，雖說這沒有產值的空間卻是能代給開發商的公司形象！這里除了有紅酒外有外文圖書和雪茄及咖啡！全部的購屋者在他們參觀的路徑中，一直圍繞著紅酒區走，在整體環境中塑造移步一景！

　　The Top Red Bar is another design in the sales center. I think that the developer needs an independent place to meet with high-end people. Although it cannot add values but improve the image of the developer. There is red wine, foreign books, cigars and coffee. All buyers can walk around the Red Bar on their visit.

　　1895年的回想

　　Memory of 1895

　　天津公館土地前身為百年前的中國近代高等教育發源地“北洋大學堂”，曾培育出馬寅初、徐志摩等一大批中國近代如此集歷史內涵、人文底蘊、城市公共價值于一身的土地，所以我在這故事性的延伸是設計為洽談區和看樣板間的電梯口，在這里參觀者可以聆聽銷售員的介紹，所以在燈光的設計用簡單的鳥籠造型和直線條的木屏風加上老天津街頭油畫渲染出一幕幕的回憶！包括洗手間也會讓人駐足觀賞窗外景色。

　　At the location of Tianjin Residence, there used to be the North Warlords School, the cradle of Chinese modern high education a century ago, where people like Ma Yanchu, Xu Zhimo, etc. are turned out. For such a place with historical content, cultural foundation and public values, my design is in the form of telling stories. In the negotiation area and at the elevator entrance of the sample house where salesmen give introductions, memories are depicted and brought back with lamps in the simple molding of birds cage, straight-lined wooden screen and oil-painting of the Tianjin streets in the past. Even in the restroom, people can appreciate the scenery outside the window.

　　Logo

　　天津公館的LOGO標志是ART DECO的元素，所以在室內設計部分我想把精神標志變成裝飾圖騰，所以我在VIP室或過道地面隨時會出現在參觀者的眼簾，甚至在大廳和紅酒區我把它設計成蠟燭燈，不僅是裝飾照明燈也是鍛鐵打造出來的藝術品。

　　The logo of Tianjin Residence is the element of ART DECO. As for the interior design I want to put the cultural logo into ornament totem. So I put it in the VIP room and on the floor of passages where visitor can see it. I even design it as candles in the lobby and red bar which is not only ornament lamps but also art work made of cast steel.
